Viewings can be exciting, and a little distracting. Beautiful finishes, stylish furniture and well-placed décor are designed to make a great first impression. But the furniture won’t be staying, and the practical details are what you’ll live with every day.

Use this checklist to keep your eyes on what matters during a viewing.

Open the cupboards and check the storage

Don’t be shy. Open cupboards, wardrobes and kitchen units.

  • Is there enough storage for your belongings?
  • Are doors, hinges and drawers in good condition?
  • Are there signs of damp or water damage inside, especially under sinks?

Look at the water pressure

Turn on the taps and, if possible, the shower.

  • Is the water pressure strong enough?
  • How long does it take for hot water to come through?
  • Do the drains empty properly?

Ask about the geyser too: its age, its size and where it’s located.

Check windows, doors and visible signs of damp

  • Windows and doors: Do they open, close and lock properly? Are frames in good condition?
  • Signs of damp: Look for peeling or bubbling paint, water stains, mould, a musty smell, or tide marks at the bottom of walls.
  • Walls and ceilings: Note any cracks, stains or patches that look recently painted over.

Damp and water issues can be costly to fix, so they’re worth asking about directly.

Pay attention to natural light and ventilation

  • Which rooms get the most natural light, and at what time of day?
  • Can rooms be properly ventilated, especially bathrooms and the kitchen?
  • Does the home feel stuffy or fresh?

Good light and airflow make a home more pleasant to live in and help keep moisture under control. They’re among the details we pay close attention to when designing homes at Sunsetbay Developers, because they make a lasting difference to comfort and upkeep.

Ask questions about anything you’re unsure of

A viewing is your chance to find out more. Useful questions include:

  • Why is the property being sold?
  • Have there been any repairs, renovations or known problems?
  • What are the monthly rates and taxes, and levies if applicable?
  • What’s included in the sale?
  • Are building plans available for any alterations?

If you’re not sure about something, ask. A good agent or seller should be able to answer or find out.

Take photos and notes

When you’ve seen a few properties, the details start to blur together. Was it the second house or the third one with the big kitchen? During each viewing:

  • Take photos of each room and anything you want to remember or query.
  • Jot down your impressions, the good and the not-so-good.
  • Note the address and asking price at the top of each page.

These notes will make comparing properties much easier later.

Your next step
